Standard Home Inspection

Our #1 service. This inspection is for the home buyer engaged in a mutual agreement, with limited days to complete an independent inspection and satisfy the inspection contingency.

This is a full visual inspection of the home and follows parameters required by the State of Washington Standards of Practice. The inspection encompasses items that may be:

  • structural issues
  • improper installation
  • beyond designed life
  • potential safety hazards

Unlike other companies, we offer several premium services at no additional cost, including Infrared Camera Inspections, Structural Pest Inspections, and inspections of older properties.

At completion, you will receive a detailed digital report that can be translated to an inspection response document.

WHAT IS A “VISUAL” INSPECTION

A “visual” inspection means that we cannot access areas that are covered by furnishings, finished material or otherwise concealed from view. Our goal is to provide a clear understanding of the property’s condition.

Areas of inspection

ROOF, ATTIC, AND CRAWL SPACE

Standard home inspections include a visual inspection of the roof, attic, and crawl space. We look carefully for deficiencies, safety concerns, and moisture intrusion.

STRUCTURAL COMPONENTS

Our visual inspection of the structural components begins on the property’s exterior, focusing on the foundation and building structure, and includes inspection of the accessible attic and crawl space areas.

EXTERIOR, GROUNDS, AND DECK

Zoom looks for deficiencies in siding products, including installation methods, painting and caulking defects, and visual signs of moisture intrusion. Exterior inspections include drainage from the structure and grading. We also inspect decks and balconies for installation methods, deficiencies, and safety concerns.

STRUCTURAL PEST AND RODENTS

Zooms’ home inspectors are also licensed structural pest inspectors with the W.S.D.A. All inspections include searching for wood-destroying organisms, like termites, ants, and rodent activity.

INTERIOR AND THERMAL IMAGING

Our interior inspection tests the functionality of appliances, windows, doors, and cabinets. Zoom is also trained in thermography and always performs a scan of the entire home’s interior with a high-quality thermal imaging camera to detect moisture leaks.

INSULATION AND VENTILATION

Zoom inspectors visually inspect the condition of insulation in attics and crawl spaces. We also analyze the presence and effectiveness of ventilation systems (passive and mechanical).

PLUMBING, GAS LINES, AND FIXTURES

Zoom inspectors determine the type of water lines used and inspect gas distribution lines. We functionally test plumbing fixtures, supply lines, drain lines, and ventilation of the plumbing system. Ask about our sewer scope inspections too!

ELECTRICAL SYSTEM AND FIXTURES

The safety of your home is always our number one priority. Our inspection of the electrical system includes the service entrance, inside the electrical panel, branch wiring, functional testing of circuits and fixtures, and a visual inspection of installation methods.

HEATING AND COOLING SYSTEMS

Zoom inspects the home’s heating system, including furnaces, heat pumps, and hydronic systems, to name a few. Our inspection includes functionally testing air conditioning systems when environmental conditions permit. To ensure your home is cold-weather ready, we also verify heat distribution throughout the living space.

DRYWALL, FLOORING, AND MOISTURE LEVELS

Zoom inspectors use an infrared camera to scan your home for areas showing reduced temperatures that might indicate excessive moisture from water intrusion. When these IR images detect areas of concern, our moisture meter tool is further used to measure and confirm heightened moisture levels hidden behind walls and ceilings.

Pre-offer Inspection

Pre-offer inspections are conducted to gain insight into the condition of a home prior to submitting an offer. In a seller’s market, this could provide leverage of an offer by waiving the inspection contingency.

Zoom advises discussing this option with your broker to determine the right choice for your situation. This service is the same as our Standard Home Inspection (see above), but we can also provide limited scope inspections if concerns are limited to certain areas.

New Construction & Warranty Inspection

Prior to purchasing a new home, a full home inspection is paramount to a safe transaction and healthy new home. Even with new construction, Zoom often uncovers serious structural issues, fungal growth issues, improper installation and non-functioning items. Zoom also conducts follow-up warranty inspections on new construction.

This service is the same as our Standard Home Inspection (see above). In addition, our inspectors will introduce you to different components of the home and educate you on maintenance items.  At completion, you will receive a detailed digital report of the findings.

Condominium Inspection

Prior to the purchase of a condo, a visual inspection of interior components is conducted with a focus on the areas that are the responsibility of the buyer (typically the interior).

Zoom provides a visual inspection of the interior components, including anything that may be a structural concern, items that appear beyond their designed life, potential safety hazards and improper installation of items. Zoom also inspects the plumbing, electrical and heating systems.

The Home Owners Association (HOA) is usually responsible for the exterior of the property. Zoom recommends discussing your inspection options with your broker and obtaining the resale certificate and reviewing the reserve study.
